Frequently Asked Questions


1. Where do I send my application?
To Foothill Gardens at: 1311 Foothill Blvd., Apt. H, San Luis Obispo, CA 93405. You can also drop it off there, or fax it to (805)543-7791.
2. Do I need to submit the Guarantor Form with my application?
Yes, in order to process your application, we need to run your guarantor's credit check unless your rent is not subsidized by your parents.
3. What utilities do you pay for? Water, sewer, and trash. 
4. Can I see a unit?
Yes, only during scheduled showings . Please call or email us to set-up a time and day if you cannot attend the scheduled showings.
5. How much does parking cost?
One assigned parking spot per bedroom is free. Additional ones cost $180 per year.
6. What is the square footage of your units?
The one bedroom townhouses are 665 square feet. At this time, we don't know the others.
7. Is the complex quiet?
Yes, we don't allow parties or loud music at any time. If you are looking for a party complex, do not apply here. The rules are strictly enforced and fines are $300 for the first noise violation. Our complex is for serious students who appreciate a quiet atmosphere.
8. Do you allow pets, smoking, waterbeds, or satellite dishes?
No pets, no smoking, no waterbeds and no satellite dishes. Smoking is not allowed at all on the complex. Violation of these rules may result in termination of your tenancy.
9. How many people may stay in one apartment?
Maximum of 2 for a one bedroom and 4 for a two or three.
10. Can I sublease my apartment?
No. The only way to terminate your lease is to find another acceptable applicant to lease your unit. You should only apply if you plan to stay the entire term of the lease. There may be exceptions to this rule, but it is on a case by case basis.
11. How safe is the complex?
Safe. We have 24-hour color security cameras and the managers are on-site. The complex is also well lit.
12. Do you have asbestos or lead paint?
No.
13. How can I increase my chances of getting a two or three bedroom?
Apply early, fill everything out thoroughly, ask for a 12 month lease, and check back often. These are rarely available.
14. If we don't get a two or three bedroom, what other options do we have?
You may be able to get two one bedroom townhouses that are joined by a shared balcony for the four of you.
15. Can you find a roommate for me?
No. I suggest you post a listing in the UU or look online, try the Cal Poly housing website.
16. Do you have to be a student to live here?
No, however, due to the location, most if not all of our tenants are students.
17. When will I know if I have a spot in your complex?
We begin making selections as early as March through May.
18. How do you choose among the applicants?
First priority goes to current tenants in good standing, then to new applicants wanting 12 month leases with good rental history and with qualifying credit scores. Applicants are chosen based on the most qualified, not first come, first serve.
19. How much is due to move in?
The deposit, first and last months rent. See rates for more information.
