Please follow the appropriate links to get started. IMPORTANT NOTICE TO TENANTS: Management is not responsible for account information that is incorrectly submitted through the website links below. Any payments that are returned to our office due to incorrect information, non-sufficient funds, or any other account failure due to customer submission will be charged $35.00 return fee, in addition to any late fees that may be incurred (these terms are also referenced in your lease contract). By clicking on the links below, you agree to these terms. Once you follow the appropriate link, you must first register in order to view payment history or make a payment. Foothill Blvd. & 144 Carpenter St.) SMS Residents (500-510 Foothill Blvd. & 2150-2180 King Street) Watson Manor Residents (1252 E. Foothill Blvd. & 1237 Monte Vista) ZACKS Residents (1110-1116 Orcutt Road) (Please Note: At this time we cannot provide rental payment history or accept online payments for properties that are payable to SMAFS or SLOMAC, Loomis or Peach St. properties) PAYMENTS ARE NOW ACCEPTED BY: Bank Draft Bank Draft payments can be deducted from your checking or savings account. There are no service fees on payments made with Bank Drafts. OR Credit Card Payments Credit Card payments can be made on a one-time basis . One-time payments are processed immediately (based on approval). A service fee of $15.00 plus 2.25% of the total payment made will be charged for each credit card payment. __________________________________________________________________________________ Tired of paying late fees?
