1. Where do I send my application? To McNamara Realty at: 390 Higuera Street, San Luis Obispo, CA 93401. You can also drop it off at the on-site office, or fax it to (805)543-7791.
2. Do I need to submit the Guarantor Form with my application? Yes, in order to process your application, we need to run your guarantor's credit check.
3. What utilities do you pay for? Water, sewer, and trash. Tenants are responsible for all other utilities.
4. Can I see a unit? We will start showing units in March/April for the next school year.
5. How much does parking cost? Parking is free.
6. What is the square footage of your units? At this time we do not know the square footage.
7. Is the complex quiet? Yes, we don't allow parties or loud music at any time.
8. Do you allow pets, smoking, waterbeds, or satellite dishes? No pets, no smoking, no waterbeds and no satellite dishes. Violation of any of these rules are grounds for termination of tenancy.
9. How many people may stay in one apartment? Maximum of 4 for per unit.
10. Can I sublease my apartment? No. The only way to terminate your lease is to find another acceptable applicant to lease your unit. You should only apply if you plan to stay the entire term of the lease.
11. How safe is the complex? Safe. We have an on-site manager that maintains the property.
12. Do you have asbestos or lead paint? No.
13. How can I increase my chances of getting an apartment? Apply early, fill everything out thoroughly, ask for a 12 month lease, and check back often.
14. What if our application is not selected ? If you are not selected for an apartment at Czech Chalet, you may use the same application to apply for properties listed at www.slorealty.com.
15. Can you find a roommate for me? No. I suggest you post a listing in the UU or look online, try the Cal Poly housing website.
16. Do you have to be a student to live here? No.
17. When will I know if I have a spot in your complex? In early to mid Spring Quarter, April or May.
18. How do you choose among the applicants? First priority goes to current tenants in good standing, then to new applicants wanting 12 month leases with good rental history and with qualifying credit scores. Applicants are chosen based on the most qualified, not first come, first serve.
19. How much is due to move in? Deposit amounts vary from $1,300 to $2,600 depending on the number of people occupying the apartment. Check our rates for more information.
